Terms of Service

These Terms of Service ("Terms") govern your access to and use of vonulo.com ("Vonulo", "the platform"), operated by Vonulo Housing Inc. By creating an account or using Vonulo, you agree to these Terms.
1. Eligibility
You must be at least 18 years of age to use Vonulo. The platform is designed for post-secondary students, subletters, and landlords operating near Canadian campuses. By registering, you confirm you meet these requirements.
2. User Accounts
You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account. You agree to notify us immediately at hello@vonulo.com of any unauthorized use of your account. We reserve the right to suspend or terminate accounts that violate these Terms, at our sole discretion, with or without notice.
3. Listings
Users who post listings on Vonulo — whether as landlords, property managers, or student subletters — represent and warrant that:
- They are the owner, authorized agent, or current leaseholder (for sublets) of the listed property.
- For sublets, they have written permission from their landlord to sublet, as required under the BC Residential Tenancy Act.
- All listing information (price, availability, features, photos) is accurate and not misleading.
- Their listings comply with all applicable laws, including the British Columbia Residential Tenancy Act.
- They will not discriminate against prospective tenants on prohibited grounds under the BC Human Rights Code.
Vonulo may also create listings on behalf of landlords or subletters who provide their property information to us. In such cases, the listing owner remains responsible for the accuracy of the information provided and for the resulting tenancy.
Vonulo reserves the right to remove or edit listings that violate these Terms or applicable law, with or without notice.
4. Prohibited Conduct
You agree not to:
- Post false, misleading, or fraudulent listings or information.
- Harass, threaten, or harm other users.
- Attempt to circumvent platform security measures.
- Use the platform for any unlawful purpose.
- Scrape, copy, or redistribute platform content without permission.
- Impersonate any person or entity.
- Use the platform to facilitate scams, phishing, or fraudulent rental schemes.
5. Deposits and Payments
Vonulo may facilitate security deposit payments through Stripe, Inc. Where deposit functionality is available, you acknowledge that:
- Deposits are held as agreed between landlord and tenant.
- Vonulo is not a party to any tenancy agreement and is not responsible for deposit disputes.
- Deposit refunds are governed by the BC Residential Tenancy Act.
- Payment processing is subject to Stripe's terms of service.
Vonulo does not currently collect or process rent payments. Rent is paid directly between landlord and tenant through their own arrangements.
6. Lease Tools
Vonulo offers optional digital lease tools, including a BC Residential Tenancy Branch (RTB) compliant lease template. Use of these tools is entirely optional — landlords and tenants may use any lease process they prefer. If you use Vonulo's lease tools:
- You are responsible for reviewing and understanding the lease before signing.
- Vonulo does not provide legal advice. We strongly recommend consulting a lawyer or the BC Residential Tenancy Branch for any questions about your tenancy agreement.
- Digital signatures made through the platform are valid under the British Columbia Electronic Transactions Act (ETA).
- Vonulo is not a party to any lease agreement signed through the platform.
7. Platform Role and Limitations
Vonulo is a listing, communication, and discovery platform only. We connect students with housing opportunities. We are not:
- A landlord, property manager, or real estate agent.
- A party to any tenancy agreement, lease, or rental transaction.
- An insurer, guarantor, or surety for any tenancy.
- Responsible for the conduct, reliability, or creditworthiness of any user.
We review listings before they go live but do not independently verify all information. Users are strongly encouraged to independently verify all listing details, visit properties in person, and exercise due diligence before signing any agreement or making any payment.
Landlords and tenants are responsible for obtaining their own insurance coverage as appropriate (landlord property insurance, tenant renter's insurance, etc.).
8. Intellectual Property
The Vonulo platform, including its design, code, and content (excluding user-submitted content), is owned by Vonulo Housing Inc. You may not copy, reproduce, or redistribute any part of the platform without our written permission. You retain ownership of content you submit (listings, reviews, messages) but grant Vonulo a worldwide, non-exclusive, royalty-free license to display, reproduce, and distribute it on and in connection with the platform.
9. Indemnification
You agree to indemnify, defend, and hold harmless Vonulo Housing Inc., its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including legal fees) arising from:
- Your use of the platform or violation of these Terms.
- Your listings, communications, or transactions with other users.
- Any tenancy agreement, dispute, or claim related to a property listed or discovered through Vonulo.
- Your violation of any applicable law or regulation.
10. Disclaimer of Warranties
Vonulo is provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the platform will be uninterrupted, error-free, or free of harmful components. We are not responsible for the conduct of any user on or off the platform.
11. Limitation of Liability
To the fullest extent permitted by applicable law, Vonulo Housing Inc. will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform, including but not limited to damages related to:
- Tenancy disputes between landlords and tenants.
- Property damage, personal injury, or loss of property.
- Failed transactions or reliance on listing information.
- Actions or omissions of other users.
- Loss of data, revenue, or business opportunity.
Our total cumulative liability to you for all claims arising from or related to the platform shall not exceed one hundred Canadian dollars (CAD $100).
12. Dispute Resolution
If a dispute arises between you and another user, you agree to attempt to resolve it directly with the other party. Vonulo may, but is not obligated to, assist in facilitating communication between parties.
For disputes between you and Vonulo, you agree to first attempt informal resolution by contacting us at hello@vonulo.com. If the dispute cannot be resolved informally within 30 days, it shall be resolved through the courts of British Columbia.
13. Governing Law
These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein. Any disputes will be subject to the exclusive jurisdiction of the courts of British Columbia.
14. Third-Party Links and Services
The platform may contain links to third-party websites or services (e.g., Stripe, Google Maps). We are not responsible for the content, privacy practices, or terms of any third-party services. Your use of third-party services is at your own risk and subject to their respective terms.
15. Changes to These Terms
We may update these Terms at any time. We will notify users of material changes by email and by updating the effective date above. Continued use of Vonulo after changes constitutes acceptance of the revised Terms.
